A majority-renter city with a much older owner market than the headline suggests
Atlanta's citywide median year of construction is 1987, which sounds unremarkable until you separate tenure. The owner-occupied median year built is 1976; renter-occupied is 1995. The citywide figure is dragged forward by apartment construction and materially understates the age of the actual homeowner market, the median Atlanta owner-occupied home is roughly fifty years old.
The city is also majority-renter: 46.3% owner-occupancy, with 57.5% of units in structures of two or more. Single-family detached is the largest single category at 36.2% but nowhere near a majority. Any campaign built on an assumption of suburban owner-occupier households is describing a different city.
Atlanta is additionally the only market on this list split across two counties: the city boundary sits in both Fulton and DeKalb, which has practical consequences for anything jurisdiction-dependent.
The tree ordinance now sits in front of the permit
Atlanta has the highest urban tree canopy of any major US city, measured at 47.9% in the Georgia Tech study and 47.1% in the 2014 follow-up. The city has built a permitting regime around it, and as of 25 June 2025 residential applicants must complete a pre-submittal arborist meeting before permit submission. That is a gating item, not a follow-up.
The Tree Protection Ordinance protects hardwoods at six inches DBH and pines at twelve on private property. Removal requires an arborist permit, monetary recompense, two public sign postings and a five-business-day neighbour appeal window, and can trigger five-year survivability reports.
For anyone marketing a fencing, addition or remodeling business here, that converts tree work from a subcontracted afterthought into a schedule-gating item, and it is a question buyers now ask early. None of the other Georgia markets we serve has this.
