Population is essentially flat, 206,303 in the 2024 vintage estimate against a 206,601 base in April 2020. That makes Augusta a replacement and repair market, structurally the opposite of Cumming or Alpharetta, and it changes what a marketing programme should be optimising for. Growth markets reward acquisition; flat markets reward retention, repeat work and share taken from competitors.
Single-family detached is 58.4% of units, owner-occupancy runs about 51.2%, and median gross rent is $1,141 against Cobb's $1,730 and Fulton's $1,732.
A local bond most Georgia jurisdictions do not require
Augusta requires contractors to execute and deposit with the License and Inspection Department a bond of $20,000 commercial or $15,000 residential. $5,000 for specialty contractors, plus a certificate of public liability and property damage insurance of not less than $50,000 per person and $100,000 per occurrence.
Most Georgia jurisdictions do not require this. It raises the barrier to entry, which matters competitively: it means fewer casual entrants, and it means a bonded local contractor has a real credential to point at in a market where trust signals are otherwise thin.
