MARKET CONDITIONS

Fifteen years of housing age between here and Raleigh

Like Raleigh-Durham, the Triad is two Census metros rather than one. Greensboro-High Point covers Guilford, Randolph and Rockingham; Winston-Salem covers Davidson, Davie, Forsyth, Stokes and Yadkin. They join only at combined statistical area level.

Both read a median year of construction of 1985 on ACS 2020–2024 five-year estimates, against 2000 for Raleigh-Cary on the same table and vintage. Winston-Salem city is older again at 1981, which puts its median home at roughly 45 years old and into a second replacement cycle rather than a first.

Household income tracks the same gap. Greensboro-High Point at $65,565 and Winston-Salem at $65,975 against Raleigh-Cary at $100,103. What the Triad has instead is detached housing: 69.7% of Winston-Salem metro units and 64.5% of Greensboro-High Point, both above Raleigh-Cary's 61.5%, with owner-occupancy of 69.2% and 63.8%. Older stock, thinner budgets, denser concentration of the asset.

THE LOCAL DETAIL THAT MATTERS

Two halves of one region, permitting in opposite ways

The Winston-Salem side runs a merged office. Its Inspections Division is described on the city's own site as a City-County agency responsible for reviewing and inspecting building and zoning activity throughout Forsyth County, with only High Point, Kernersville and King carved out. One authority, one portal, one fee schedule, most of a county.

The Greensboro side is fragmented. City of Greensboro Development Services handles the city and requires a separate permit for each trade. The City of High Point runs its own. Guilford County Inspections covers the unincorporated county plus seven contract towns and the airport authority.

Kernersville to Whitsett is about ten miles and changes the permitting authority completely. For a company selling across the whole Triad, that boundary belongs on the dispatch map rather than in the memory of whoever pulls the permits.

THE SCALE DETAIL

A smaller region growing more slowly, and one costly afternoon

Census Vintage 2024 estimates put Greensboro-High Point at 800,722 and Winston-Salem at 705,187 as at 1 July 2024, growth of 3.1% and 4.3% from the 2020 base. Raleigh-Cary alone reached 1,562,009 on 10.5% growth. The two Triad metros combined are still smaller than Raleigh-Cary by itself, and growing at roughly a third of the rate.

That shapes the offer. This is a replacement and maintenance market built on ageing owner-occupied stock rather than a new-construction market riding in-migration.

Storm exposure is modest with one exception. Guilford County logged 17 distinct hail days and 2 tornado days across 2015 to 2024, and Forsyth 13 hail days and no tornadoes. The exception is the 15 April 2018 Greensboro tornado, an EF2 with a 15-mile path recorded at $65.0 million in property damage and one indirect death. Nothing else in either county's decade comes within an order of magnitude.
