Not a single-family owner-occupier market

Orlando city is 37.2% owner-occupied, the lowest of the three Southeast metros we track by roughly thirteen points, and only 32.1% of city housing units are single-family detached. At metro level both figures rise sharply, to 61.7% owner-occupancy and 58.6% detached.

That divergence between city and metro is the thing to get right before spending anything. The practical read for a home-services or considered-purchase business is that the Orlando city customer is disproportionately a landlord, property manager, HOA or investor-owner rather than an owner-occupant, the inverse of the Charlotte and Tampa metro picture.

The economy underneath reinforces it. Per BLS May 2024 occupational data, food preparation and serving occupations account for 162,010 jobs, 11.6% of Orlando metro employment against 8.8% nationally. A location quotient of 1.31, with restaurant cooks at 1.77.

THE LOCAL DETAIL THAT MATTERS

Inland does not mean sheltered

Orlando is not coastal, and a common assumption follows that hurricane exposure is a coastal problem. The record does not support that. The Florida Building Commission and University of Florida ESSIE interim report on wind-borne debris regions records that for Hurricane Charley in 2004, damage was observed in Orlando, with wind-borne debris damage noted in several locations more than three miles from the coast.

The climate profile is decisively cooling-dominated: Orlando International records 3,424 annual cooling degree days against 571 heating in the NOAA 1991–2020 normals. A near-single-peak market, with none of the winter emergency season that Charlotte has.

For contractor registration, Orlando accepts three tiers, state-certified, state-registered, and limited specialty contractors not regulated by the state, with a surety bond of at least $5,000 for state-registered and $1,000 for limited specialty. That is the cleanest public evidence anywhere that fencing and garage-door work sits outside Florida state certification and is registered locally instead.
