Tampa's median year of construction is 1987 at both city and metro level. Orlando is 1995 city / 1997 metro; Charlotte is 1999 / 1998. That is a twelve-year gap against Orlando and it is the single most operationally relevant differentiator between these markets.
A 1987 median stock means the roofs and condensing units in Tampa are structurally in replacement territory rather than repair territory. City owner-occupancy is 50.0%; metro is 68.0%. Single-family detached is 49.8% of city units and 55.4% of metro units.

Citizens Property Insurance treats soft roofs, shingle and similar, as ineligible when older than 25 years, and hard roofs at 50, effective for new business from 1 May 2023 and renewals from 1 September 2023. A roof past the limit may still qualify if inspection documentation shows at least five years of remaining useful life.
Put that next to a metro median build year of 1987 and the linkage is arithmetic rather than a marketing claim: a large share of this housing stock is at or past the eligibility threshold. Both halves of that are primary-sourced, which is why we are willing to state it.
The storm layer sits on top. Hurricane Milton made landfall at Siesta Key on 10 October 2024 as a Category 3, with gusts to 83 knots recorded at Tampa International and 20.40 inches of rain at St Petersburg. And the Florida-wide rule worth knowing: under Fla. Stat. §553.844(5) as amended by SB 4-D in 2022, when 25% or more of a roof is repaired or replaced, only the repaired portion must meet current code. Content still claiming otherwise is describing repealed law.
